The last day the pool will be open for this season is 9/14/2024.
On 9/19/24 several large problematic trees will be removed from the creek area adjacent to the pool. Please avoid these areas during this time.
There are a number of street lights not working. The management company, NMI, has reported these to Oncor and we are awaiting a response back from Oncor. If you have a light to report please send an email with an address of the street light to customercare@nmitx.com. If you cc turtlecoveworkspace@gmail.com the board can track progress on the repair.
After Oncor repaired the faulty neutral the gate has been working very well. Gate operational hours have been extended to 22.5 hours per day. The exception being short windows during early morning and evening to accommodate heavy traffic as people commute to and from work.
Our confidence in the gate operations is high enough now that we will be permanently deactivating the 1234 code. Please contact customercare@nmitx.com or use the form on this web site to get your gate code, register a toll tag, or purchase a remote.
In July / August several trees at the pool were noticed to be leaning significantly following heavy spring storms. The city of Rockwall arborist was called out to evaluate the trees and provide a recommendation. It was determined that seven trees in the pool and creek area need to be removed. A bid solicitation process was followed and a contract to remove the trees was awarded to Mario's Tree Service.
On 8/27 one of the trees cracked and fell onto the pool deck. The tree was removed and the deck was repaired and the pool placed back into operation on 8/29.
The Annual Meeting of the Turtle Cove Residential Association, Inc. will be held on May 22, 2024 at 4:30 p.m. at the Turtle Cove Amenity Center.
The Association is a non-profit corporation chartered under the
laws of the State of Texas and, as such, is required to hold an Annual Meeting. The meeting has been called by the Board of Directors for the purpose of reviewing the Association’s financial and operational activity over the past year, preview projects slated for the coming year, to elect three (3) Board Members, and to address
any new business brought before the Association. The Board of Directors will be elected for a period of two (2) years or until a successor is elected. Cumulative voting will not be allowed.
To conduct a regular homeowner’s meeting and vote on any business other than elections to the Board, a quorum of twenty percent (20%) of the members must be represented in person or by proxy. To ensure a quorum, please sign and date the enclosed proxy and return it by US Postal Service to:

Even if you plan to attend, it is very important that you send in your proxy as unforeseen circumstances do occur which could prevent your attendance at the meeting. Should you attend, the proxy will be returned to you upon your arrival at the meeting.
If the required quorum is not present when the meeting is called to order at 4:30 p.m., then the meeting will be adjourned, and a new meeting will be called. This meeting will be held on May 1, 2024 at 4:35 p.m., located at the Turtle Cove Amenity Center. Subject to the Bylaws of the Association to hold this subsequent meeting a quorum of ten percent (10%) of the members must be represented in person or by proxy.

The Board of Directors has hired a new landscape company. Effective 3/15/24 landscape services will be provided by Clients First Landscape Solutions (CF). CF is a full-spectrum landscape service provider offering monthly maintenance, design, and installation services. CF has a local office less than five minutes from Turtle Cove.
CF will be offering back yard mowing and maintenance for an additional fee. We will have a backyard sign-up form on the web site in about a week. Click on the link below to learn more about CF. https://cflandscapes.com/residential/
Landscape services (lawn mowing, leaf removal) represent about 50% of your annual HOA dues. In total this amounts to nearly $10K per month. Since there isn't typically any mowing to be done in February and early March, and most of the leaves have been dealt with , the board is trying to capitalize on the transition to a new vendor and save a month's worth of landscape fees. This means we will not have landscape services between 2/15 and 3/14. You may see the CF crew on premises working on the irrigation system or just getting familiar with the grounds. If the sun and rain conspire to make the grass grow, we may start CF's services sooner than 3/16.
If you are currently using a different vendor for your back yard maintenance, we encourage you to strongly consider CF for that service. There is some concern about the number of smaller vendors entering the neighborhood and their potential lack of proper insurance. By using CF for all your maintenance, you can be assured they are properly insured, and the staff has received quality training.
The current security and access control systems at the amenity center and pool are more than twenty-five years old and have been damaged by vandals. Both systems are scheduled to be upgraded in late February or March. The new access control system will utilize the same resident database that manages the front gate. The new system will use a keypad to control access and the current access cards will be discontinued. Be sure and register for your personal access code via the links on our website.
The old security camera system was never fully functioning and in the summer of 2023 it was severely damaged by vandals. The BOD has elected to install a Ring based camera and alarm system. The new system will be monitored remotely by the Ring security group.
We have a leak in the pool. This is not the first time. The BOD is working with the pool maintenance company and a specialty contractor to determine the location of the leak and schedule a repair ahead of the upcoming season.
The BOD identified an operator installation issue and we are taking action to make modifications before the system can be damaged through normal daily operation. The repairs are scheduled to be made the week of Feb 25.
The schedule of fines was adopted by the Turtle Cove BOD at a special meeting on 12/15/2023.
